Wachovia Securities has leased 12,500 square feet of office space at 138 Conant St. in Beverly.

Klemmer Assoc. of Winchester represented the landlord, The Connolly Partnership in the transaction. Boston-based DTZ FHO Partners represented the tenant.

Activity at the speculative building at 138 Conant St. has picked up since the end of the summer despite a flat commercial real estate market, according to Klemmer Assoc. There have been numerous inquiries including two companies scheduled to tour the building for 40,000- to 50,000-square-foot requirements, the firm said.
